PN-Planning Commission - 15SPR03 1st Amendment Site Plan Review NOTICE OF PUBLIC HEARING DATE: Tuesday, November 6,2018 TIME: 7:00 p.m. PLACE:City of Chino Hills Council Chambers 14000 City Center Drive Chino Hills,CA 91709 NOTICE IS HEREBY GIVEN that the Planning Commission of the City of Chino Hills will hold a public hearing at the time and place indicated above to consider Site Plan Review No. 15SPR03 First Amendment and Tentative Parcel Map 19846. PROJECT DESCRIPTION: The applicant is proposing to modify Site Plan 15SPR03 approval, by replacing the 60,000- square foot medical office building for a 70,000-square foot, 119-room hotel (Holiday Inn Express), construct a 6,500-square foot single story and 30,000-square foot three- story medical office buildings, and reduce restaurant Pad 1 from 6,000 square feet to 3,500 square feet.The proposed changes will increase the overall square footage from 157,100 square feet to 201,304 square feet, or a net increase of 44,204 square feet. Additionally, the applicant is proposing Tentative Parcel Map 19846, to parcel the subject property for condominium purposes into nine(9)lots and one(1)common lot. PROJECT LOCATION: The project site is located on the northeast corner of Soquel Canyon Parkway and Pomona Rincon Road. NOTICE IS HEREBY FURTHER GIVEN A determination has been made that the proposed project has incorporated adequate mitigation and will not have a significant impact on the environment, and a Subsequent Mitigated Negative Declaration and a Mitigation Monitoring Report Program are recommended for approval in accordance with Section 15162 of the California Environmental Quality Act (CEQA) Guidelines and the City of Chino Hills Local Procedures for Implementing CEQA. The Mitigated Negative Declaration analyzed impacts to aesthetics,agriculture and forestry resources, greenhouse gas emissions, hydrology/water quality, land use and planning, mineral resources, population and housing, public services, recreation, and utilities and service systems and determined that impacts will be less than significant.With the incorporation of mitigation measures, impacts to biological resources, cultural resources, geology/soils, noise, and transportation/traffic will be less than significant. The project site is not present on any list of hazardous waste facilities sites pursuant to Government Code, Section 65962.5 (f). The proposed Subsequent Mitigated Negative Declaration, all documents referenced within the Mitigated Negative Declaration, and the project plans are available at the City of Chino Hills Community Development Department at 14000 City Center Drive, Chino Hills, California during the following hours: Monday through Thursday from 7:30 a.m. to 5:00 p.m.,and Friday from 7:30 a.m.to 4:00 p.m. NOTICE IS HEREBY FURTHER GIVEN that if you challenge the above described project in court, you may be limited to raising only those issues you or someone else raised at the public hearing described in this notice, or in written correspondence delivered to the Planning Commission at, or prior to, the public hearing.
