BACKGROUND 41110 The project site is located at 1588 Red Apple Lane within Parcel Map No. 314, Parcel No. 2. The lot area is approximately 1.11 acres (48,358 square feet) and is zoned R-R Rural Residential within the Fire Hazard Overlay District. The project site is located within a neighborhood of one and two-story homes (Exhibit B). The proposed home is not located within a Planned Development; therefore structure size is within the scope of the Design Review Process. ANALYSIS In accordance with Section 16.10.050 of the Development Code, the applicant has addressed the following design elements: • Buildina Size & Mass: The proposed project will measure a maximum of 27'-10" in height. The maximum building height for rural residential is 35'-0", therefore the proposal meets the building height development standard (Exhibit "A"). The main entrance is designed with decorative columns and decorative front doors. Large floor-to-ceiling windows, brick veneer, and wrought iron treatments add architectural details to the home. Varied window sizes, varied building setbacks, and low-pitched rooflines, improve articulation and provide architectural relief. Cantilevered projections and balconies add dimension to the home. • Unit Placement: The proposed home complies with the required setbacks. The project site is located within the Fire Hazard Overlay District and the proposed home complies with the building separation regulations. The Modern style of the proposed home will add to the uniqueness of the homes found in the neighborhood. The project construction shall be in substantial conformance with Exhibit "A" as approved by the Planning Commission. No modification to the Site Plan, Design Plan or the Conditions of Approval for the Design Review shall be permitted without the approval of the Director of Community Development or his/her designee. 2. The project shall comply with the regulations for the Fire Hazard Overlay District as established in Chapters 16.06 and 16.22 of the Development Code. 3. The applicant shall comply with the conditions in the transmittal from the Chino Valley Independent Fire District, per the attached Inspection Notice and Vegetation Management Handout (Exhibit D). 4. The project driveway shall be at least 12'-0" wide with unobstructed vertical clearance of at least 13'-6" and shall not exceed a 12% driveway grade. If driveway grade exceeds 12%, then an approved automatic sprinkler system shall be installed. Prior to construction, the existing fire hydrant at the corner of the property shall be able to supply the required fire flow of 2000 GPM @ 20 PSI. 41111, 5.
