Public Hearing: 0 - Cr 4;1= ,i Discussion Item: ❑` CHlN0 .-TILLS ;4 Consent Item: �' September 2, 2008 TO: THE HONORABLE MAYOR AND CITY COUNCIL MEMBERS FROM: CITY MANAGER SUBJECT: BOND REDUCTION OF THE ROAD IMPROVEMENT SECURITIES FOR TRACT MAP 15898 LOCATED ON SOQUEL CANYON PARKWAY, WEST OF PIPELINE AVENUE, ALSO KNOWN AS RIDGEGATE IN THE CITY OF CHINO HILLS RECOMMENDATION: Authorize a reduction of the faithful performance securities regarding the road improvements associated with Tract Map 15898. BACKGROUND/ANALYSIS: The original improvement securities for Fieldstone Communities, L.L.C., 2 Ada, Suite 200, Irvine, CA 92618, were accepted on November 2, 2005. The project consists of 150.04 acres and includes one hundred twenty-five (125) residential lots and forty (40) lettered lots. The subdivider requested a twenty-four (24) month extension of time for the road improvement securities. The Engineering Department evaluated the existing performance security amount accepted on November 2, 2005 and agreed to extend the performance securities. On February 12, 2008, City Council authorized a twenty-four (24) month extension of time of the road improvement securities to November 22, 2009. The subdivider has completed substantial milestones toward completion of the road improvements. The subdivider has requested a reduction of the performance securities.
