BACKGROUND/ANALYSIS: On June 26, 2007, the City Council accepted Parcel Map 18236 and the corresponding Performance and Labor and Material Securities. Parcel Map No. 18236 is located on the southeast corner of Chino Hills Parkway and Ramona Avenue, adjacent to the Chino Valley Freeway (SR 71) in the City of Chino Hills. The boundaries of Parcel Map No. 18236 encompass 49.52 gross acres and include ten (10) commercial parcels. Opus West Corporation, 2020 Main Street, Suite 800, Irvine, CA 92614, provided the improvement securities. The required improvements have been completed and, at the request of the subdivider, the Engineering Department inspected the improvements and determined that the improvements have been built in accordance with the approved plans. The improvements described below have been approved for a status change to guarantee/warranty with no adjustment in the following bond amounts for a period of one (1) year to September 28, 2011, to guarantee against defective work and materials. Providing there are no liens filed against this project, the labor and material bonds shall be released six months after Council action on this item.
