BACKGROUND/ANALYSIS: The original improvement securities for Meritage Homes, 5161 California Avenue, Suite 200, Irvine, CA 92617, were accepted on April 10, 2007. The project consists of 98 single family homes on 192 acres of hillside property. The property consists of extensive natural open space including multi-purpose trails, manufactured slopes, and two detention basins, On July 14, 2009, the City Council authorized a twenty-four (24) month extension of time for the road, secondary entry, access easement and HOA area improvements to April 10, 2011. These improvements have been completed and, at the request of the subdivider, the Engineering, Community Development and Public Works Departments inspected the improvements. It was determined that the improvements have been built in accordance with the approved plans and are approved for a status change to guarantee/warranty for a period of one (1) year to January 12, 2011, to guarantee against defective work and materials.
