Our approach to working with municipalities draws from our past experiences and current projects in landscape design, irrigation design, construction management, water management, arboriculture, maintenance, and long term site management. Our personal approach to working with municipalities, and providing them with a confidence in their consultant, has been a primary factor in our clients returning to us for additional work. As we coordinate with municipal staff and the project landscape architects, together we work towards a common goal of providing a thriving landscape that meets the expectations of the applicant, the designer, the municipality, and the end user. The value of our service grows in our clients understanding and confidence in our professional approach to each project. Approach for Processing Plan Checks Our plan check process begins with one of our staff meeting with the project's assigned city planner to gain an understanding of the project, its allocated hours, and any Issues that may have already been discovered or addressed with the applicant. The plans are brought Into our office and a file is created where a tracking sheet is attached to the file with incoming and outgoing dates for each plan check as well as approval dates. For all plan reviews, plan comments are clearly written on plans with a number assigned to each comment noted. The comments are typed with corresponding comment numbers and sheet numbers. All plan check comments are photographed for our Internal records and are provided to the City if requested. Preliminary Plan Reviews and Technical Plan Checking We have found that with thorough preliminary plan reviews the working drawing plan check process proceeds very smoothly. The preliminary plan check allows us to not only establish design conformance with city guidelines and integration into the surrounding landscape, but the opportunity to discuss the expectations and approach to the technical components of the landscape construction. These components Include plant material, paving materials, structures, Irrigation methods, retaining structures, and grading implications on soll profiles. In the review process it is critical that the applicant and designing landscape architect understands that as the plan checker we respect their design approach, technical knowledge, and opinions. It Is with that outlook that we are able to collaborate, resulting in quality designs and plans. Review and Comments on Landscape Construction Documents (irrigation, planting plans and details) Landscape Dynamics will utilize existing city design standards, city plan check standard checklists, and our internal plan check lists during each plan review. Plan reviews are conducted with attention to aspects Including: conformance to City guidelines, appropriateness to the surrounding Landscape Dynamics • 3359 Locust Street Riverside CA 92501 • Phone ( 951) 264.4839 Landscape Architecture • Construction Management • Water Management * Irrigation Master Planning On -Call Plan Check and Inspection Services—Exhibit A Landscape Dynamics Page 2 of 3 landscape, conformance to water use and design regulations, health and safety concerns, and horticultural concerns including the climate appropriateness of plant material and their resistance to disease.
