The project consists of 95 townhome-style condominium dwelling units on approximately 8.06 acres located south of Bird Farm Road, west of Ramona Avenue, and east of Country Club Drive. Construction of the community's recreation center and the 35 units of Phase 2 are currently underway. Issuance of building permits for Phase 3, which consists of 26 units, is expected by the end of the year. Country Club Villas Update The long awaited second phase of the Country Club Villas project is complete and the developer anticipates sales of the units to begin in the near future. Country Club Villas is a 70-unit condominium development on a 4.7-acre site, located on Pomona Rincon Road between Wallace Avenue and Los Serranos Road. Originally approved in 2004, the project includes 14 units that will be sold to moderate income-qualified purchasers. Completed in 2007, the first phase of the project consisted of 24 units. Subsequently, ownership of the undeveloped phases of the project was transferred a number of times and remained undeveloped until recently. Ultimately, Golden Central Group, LLC acquired and developed the second phase of the project, which consists of 28 units, including 9 of the affordable housing units. Country Club Villa Partners, LLC purchased the third phase of the project and submitted plans for the development of the remaining 18 units, including 5 of the affordable housing units. Construction of the third phase is anticipated to begin by the end of the year. COMMERCIAL The Rincon Update The Rincon commercial center continues to move forward with construction and leases. Four of the nine buildings for the center are complete and businesses such as the Marriott TownePlace Suites, Kiddie Academy, 7 Leaves, Take Ur Seat, Live Well Pharmacy, and The Loop are open and operating. Building pad P2, P3, and P4 permits have been pulled and will be under construction during the next several months. The remaining building pad P1 (Wendy's) and Holiday Inn Express are currently in building plan check review. Lucha Brew and Restaurant at The Rincon Lucha Brew and Restaurant is a 3,809-square foot micro-brewery and restaurant with outdoor dining area recently approved within building pad P2 located at The Rincon. The interior buildout is a Mexican-style restaurant that originated from the Luchador food truck in New Mexico, and will serve Mexican food and brewed beers to its customers. The restaurant will open up to the outdoor dining patio area with stained glass roll-up doors, where a total of four (4) tables and 32 chairs are located. The outdoor dining patio area will also include portable heaters and an open area for a game of corn hole or other similar activities. June 20, 2019 Page Three CM2019-032 Blake's Swim School at Gordon Ranch A proposal for an indoor swim school located within the Gordon Ranch Marketplace is currently under review. The proposed swim school would operate Monday - Saturday from 8:00 am to 5:00 pm and would include one (1) 16'8"x 45'6" size swimming pool where the instructors will host swimming classes for all ages. Goddard School Update Goddard School, a new daycare center, to be located at the southwest corner of Pomona Rincon Road and Picasso Drive is starting construction. The daycare was approved by the Planning Commission on January 16, 2018. The daycare will consist of a 10,587-square foot daycare center with approximately 12,135 square feet of play area. The daycare center will provide care for children between the ages of 6 weeks to 5 years of age. Currently, the site is being graded and building permits are expected to be issued in the upcoming months to construct the daycare facility. Burner Kina Drive-Throuah Restaurant at Crossroads Entertainment Concept plans for a new 4,050-square foot multi-tenant building containing a Burger King drive-through restaurant and retail tenant space within building pad 2 of Crossroads Entertainment Center have recently been approved. Building pad 2 is located at corner of the easternmost signalized entry to the Crossroads Entertainment Center, between the Buffalo Wild Wings restaurant and Chino Avenue. The Burger King restaurant will occupy approximately 2,258 square feet and an approximately 1,792-square foot suite will accommodate anticipated retail or service uses.
