CM2018-048 PLNG COMM ACTION RE AGENDA ITEM 5CCM2018-048 DATE: July 18, 2018 MEMORANDUM TO: Honorable Mayor and City Cou cil FROM: Konradt Bartlam, City Mana r RE: PLANNING COMMISSION ACTION REGARDING AGENDA ITEM 5C - CUSTOM HOME DESIGN REVIEW NO. 455 AT 15467 COUNTRY CLUB DRIVE At their meeting on July 17, 2018, the Planning Commission received a report from City staff regarding the above-mentioned item, a request for approval of Custom Home Design Review 455 for the construction of a two-story, single-family, detached residence consisting of 2,539 -square feet of livable space with an attached 427 -square foot, two - car garage on the property located at 15467 Country Club Drive. The proposed project also includes the development of a 1,185 -square foot accessory dwelling unit (ADU) with an attached 218 -square foot, one -car garage; however, the ADU was included for information only, as state law exempts ADUs from any type of discretionary review. The Commission discussed the architectural design of the home, the need for additional window treatment, the floor area of the home and associated parking requirement, and Chino Valley Fire District's access to the project. To address their concern regarding the window treatments, the Planning Commission imposed an additional Condition of Approval to read as follows: Enhanced window treatment (i.e. wood trim surround) shall be provided for all windows. The design of the enhanced window treatment shall be subject to the review and approval of the Community Development Director or designee. The Planning Commission approved the project, subject to the amended Conditions of Approval, by a unanimous vote, 5-0. KB:JL:RG:mh
