CM2018-042 PLNG COM ACTION RE AGENDA ITEM 5B�Ar c;tv of Chino Hi DATE: June 20, 2018 MEMORANDUM CM2018-042 TO: Honorable Mayor and City Couit FROM: Konradt Bartlam, City Mana RE: PLANNING COMMISSION ACTION REGARDING AGENDA ITEM 5113 — CUSTOM HOME DESIGN REVIEW NO. 451 FOR 16245 CANON LANE At their meeting on June 19, 2018, the Planning Commission (Commission) requested information from City staff regarding the above-mentioned item, a request for approval of Custom Home Design Review No. 451 for the construction of a two-story, single- family detached residence consisting of 2,480 square feet of livable space with an attached 443 -square foot, two -car garage on the property located at 16245 Canon Lane. The Commission inquired and discussed the possibility of an accessory dwelling unit (ADU) to be placed on the lot, and the design of the windows on the front elevation. Staff replied that the City's ADU ordinance limits ADUs on lots with a slope of less than 5%; the subject lot has a slope of over 13% and, therefore, would not qualify. A representative for the applicant, Robert Medina, agreed with the Commission's comments on the design of the front elevations windows, and agreed to install larger windows diagonally that would follow the interior staircase. The Commission indicated that they supported the design of the project, feeling it was a good improvement to the area and approved the project by a unanimous vote, 4-0, (Commissioner Romero was absent).
