CM2017-015 <br /> i�w c'Ua,zqjeb <br /> -4111411 <br /> City of <br /> Chino Hills MEMORANDUM <br /> DATE: February 8, 2017 <br /> TO: Honorable Mayor and City Council <br /> FROM: Konradt Bartlam, City Manager 11-4-a---1 <br /> RE: PLANNING COMMISSION ACTION REGARDING AGENDA ITEM 5B — <br /> CUSTOM HOME DESIGN REVIEW NO. 431 FOR 2566 VIEWRIDGE <br /> At their meeting on February 7, 2017, the Planning Commission (Commission) received a <br /> report from City staff regarding the above-mentioned item, a request for approval of <br /> Custom Home Design Review No. 431 for the construction of a one-story, single-family <br /> detached residence consisting of 5,690 sq.ft. of livable space with an attached 908- <br /> sq.ft., three-car garage on the property located at 2566 Viewridge Drive in the Grand <br /> Pointe gated community. <br /> The Commission discussed the project's aesthetics and fencing height materials; a <br /> condition of approval was added to require the drive-thru gate to have a solid material <br /> affixed to the steel fencing to eliminate any transparency through the gate into the rear <br /> yard. The Commission also added a condition requiring the construction of an enclosure <br /> to screen the trash bins from public view. The applicant answered questions by the <br /> commission regarding the fencing and gate materials. There were no further comments <br /> from the public concerning this project. The Planning Commission approved the project <br /> with the additional conditions by a unanimous vote, 5-0, <br /> KB:JL:MB <br />
