CM 2017-012 <br /> c * oya <br /> nernileCity of <br /> I <br /> Chino Hills MEMORANDUM <br /> DATE: February 6, 2017 <br /> TO: Honorable Mayor and City Council <br /> FROM: Konradt Bartlam, City Maria? • 114", <br /> RE: WHAT'S DEVELOPING <br /> Here is a summary of the latest development activities being processed by the <br /> Community Development Department. <br /> VILA BORBA <br /> The Vila Borba project has several detention basins that capture stormwater run-off <br /> including an off-site detention basin located on City land (east side of Butterfield Ranch <br /> Road and south of Avenida De Portugal). The City is currently working with CalAtlantic <br /> (developer) and the California Department of Fish and Wildlife to conduct biological <br /> surveys for bat and bird habitat and to update/amend all necessary permits for <br /> construction of a maintenance road and retaining walls associated with the City's <br /> detention basin. <br /> Vila Borba Tract 15989 (Plannina Area 11 Tract 15989 is currently being <br /> developed by CalAtlantic Homes (formerly Standard Pacific). Currently, 166 <br /> building permits have been issued for the 183 two-story single family homes the <br /> 5-acre Vila Borba Park is open to the public. Park amenities include a two side-by- <br /> side dog parks for small and large dogs, a playground, picnic area and a trail <br /> system. The final two phases of this tract will be built out at a later date and the <br /> models and sales office will remain open until during the development of Tract <br /> 16413 and Tract 16338. <br /> Vila Borba Tract 16413 (Plannina Area 21 Rough grading plans are underway <br /> for 19 single-family homes. This tract will consist of 19 "Montarra" units with three <br /> (3) different floor plans and four (4) different elevations: Spanish, Cottage, <br /> Italianate and Monterey. The floor plans provide enhanced layouts that allow <br /> homebuyers to choose from a variety of options. The final tract map is scheduled <br /> for City Council acceptance/recordation on February 14, 2016. <br />
