CM2017-007 <br /> c49 61/14(4214g$64 <br /> City(II <br /> Chino Hills MEMORANDUM <br /> DATE: January 18, 2017 <br /> TO: Honorable Mayor and City Cou di <br /> FROM: Konradt Bartlam, City Mana r‘rItte <br /> '11 <br /> RE: PLANNING COMMISSION AC ION REGARDING AGENDA ITEM 5C — <br /> CUSTOM HOME DESIGN REVIEW NO. 434 FOR 3231 GIANT FOREST <br /> LOOP <br /> At their meeting on January 17, 2017, the Planning Commission received a report from <br /> City staff regarding the above-mentioned item, a request for approval of a Custom Home <br /> Design Review for the construction of a 3,627-sq. ft. addition to an existing 4,129-sq. ft. <br /> two-story single family home with an attached garage located at 3231 Giant Forest Loop. <br /> Staff informed the Commission that the adjacent neighbor who resides at 3219 Giant <br /> Forest Loop stopped by City Hall prior to the Planning Commission meeting to review the <br /> proposed project plans and expressed concerns for privacy from the proposed second <br /> story California Room along the west side property line. Staff pointed out that the <br /> applicant is proposing to maintain the existing trees that currently provide landscape <br /> screening between both properties. Chair Eliason asked staff if the proposed second <br /> story California Room complied with the City's development standards, which staff <br /> responded that it does. <br /> Commissioner Vioigt asked staff if the remodeled swimming pool would be included in <br /> the overall square footage to determine if the proposed project would be required to <br /> comply with the City's landscape and water conservation requirements. Staff responded <br /> that AB 1881 requires any new water surface area (i.e. swimming pool, fountain or <br /> pond) to be included in the overall landscape square footage for any new landscaping <br /> proposed as part of the custom home addition to determine if the project would be <br /> required to comply with the City's landscape and water conservation requirements. <br /> The Planning Commission approved the project by unanimous vote 5-0. <br /> KB:JL:JW:ssr <br />
